Pressure Washing FAQs for North Houston Homeowners

What people actually ask before they book: cost, method, whether the green comes back, and what makes commercial-grade equipment different.

Questions

Ten questions, answered straight.

What does exterior cleaning cost?

It depends on the surface, the size and how much buildup is on it — a single-story driveway and a two-story house with thirty feet of shaded brick are not the same job. That is what the free estimate is for. You get a number before anything starts, and there is no charge for asking.

Do you pressure wash or soft wash?

Both, and the surface decides which. Concrete and hard flatwork take a surface cleaner at real pressure. Siding, brick, stucco, painted wood and roofs get soft washing — low pressure and a cleaning solution doing the work instead of force. Using the wrong one is how siding gets streaked and shingles get stripped.

What makes you different from the guy knocking on my door?

Equipment and method. A lot of people in this trade are running a small consumer machine out of a truck bed. We run commercial-grade equipment off a trailer with the tanks, the reels and the surface cleaners the work actually calls for, and we pick the chemical and the pressure to match the surface instead of using one setting on everything.

Can you get rid of the green and black on my house?

Usually, yes. Most of what looks like permanent staining on Houston siding, brick and fencing is organic growth — algae, mold, mildew — and it comes off with the right cleaning solution. We will tell you honestly at the estimate if something is a stain in the material rather than on it.

Will the black streaks on my roof come back?

Eventually. Those streaks are a form of algae, and North Houston humidity keeps feeding it. Soft washing clears it, and how fast it returns depends on shade, tree cover and which way the slope faces. Homes under heavy canopy see it sooner than homes in full sun.

Do I need to be home?

No. We need water access and a way onto the property. Plenty of our work gets done while people are at work — you come home to it finished.

Do you work on commercial properties?

Yes. Storefronts, buildings, walkways, drive-thrus, dumpster pads, parking lot cleaning and parking lot restriping, including recurring schedules so the property stays presentable instead of getting cleaned once a year.

How does the holiday lighting work?

We install commercial-grade C9 bulbs, maintain them through the season if anything goes out, and take them down when the season is over. You are not on a ladder in December and you are not storing anything in January.

What areas do you cover?

Porter, Kingwood, New Caney, Humble, Atascocita, Splendora, The Woodlands, Conroe, Spring, Roman Forest, Cleveland and the surrounding North Houston communities. If you are just outside that, ask anyway.
