01. Who these terms are between

This site is operated by Elite Exterior Cleaning, LLC, an exterior cleaning company serving Porter, Kingwood, New Caney and the surrounding North Houston communities. Using the site means you are fine with what is on this page.

02. Estimates

Estimates are free and are not invoices. An estimate is based on what we can see of the property and what you tell us about it. If the surface turns out to be materially different from what was described — a far larger area, a surface we were not told about, damage underneath — we will tell you before we continue rather than surprise you afterward.

Nothing on this site is a price list. Figures are only what we put in writing for your specific property.

03. Scheduling and weather

Exterior cleaning is outdoor work. Rain, freezing temperatures, high wind and lightning move jobs, and we would rather move a job than do it badly or unsafely. If yours moves, we will tell you.

04. What we need from you

We need access to the property and to a working water spigot unless we have agreed otherwise. Please move vehicles, patio furniture, planters and anything else you would rather not have wet, and close your windows and doors before we start.

Tell us in advance about anything fragile, anything recently painted or stained, and any surface you would rather we did not touch.

05. What cleaning can and cannot do

Cleaning removes what is on a surface. It does not repair the surface. Concrete is porous and some staining sits inside the slab rather than on top of it. Oxidation, etching, spalling, rust bleed from within, paint failure and fading are conditions of the material, not dirt, and no amount of washing corrects them. Where we can see that in advance we will say so at the estimate.

Organic growth returns. In this climate it always does eventually, and how fast depends on shade, tree cover and which way the surface faces.

06. Pre-existing condition

We are not responsible for pre-existing damage, failing sealant, loose mortar, rotted wood, deteriorated paint, improperly installed siding or trim, or leaks that existed before we arrived. If we spot something like that we will point it out.

07. Payment

Payment terms for your job are what we agree in writing for that job. Anything quoted here or by phone is an estimate until it is in writing.

08. Photographs of the work

We photograph our work, including before and after shots, and we may use those photos on this site and in our own marketing. The photos show the property, not people, and we do not publish addresses with them. If you would rather we did not photograph your property, tell us and we will not.

09. Reviews on this site

The reviews shown on this site were left by customers on Google. They are quoted as written, and we do not pay for them.

10. Holiday lighting

Holiday lighting includes installation, in-season maintenance and takedown for the season it was booked for. Bulbs, cords, clips and related materials remain the property of Elite Exterior Cleaning, LLC unless we have agreed otherwise in writing.

11. Limits

To the fullest extent the law allows, Elite Exterior Cleaning, LLC is not liable for indirect, incidental or consequential damages arising out of the work or out of this site, and our total liability for any claim relating to a job is limited to the amount paid for that job.

12. About the site itself

The text, photographs and design on this site belong to Elite Exterior Cleaning, LLC and are not for reuse without permission. We try to keep everything here accurate, but the site is provided as it is and content can change without notice.

13. Governing law

These terms are governed by the laws of the State of Texas. Any dispute is to be brought in the state or federal courts serving Montgomery County, Texas.

14. Changes

If these terms change, the date at the top changes with them.
