Questions
It depends on the surface, the size and how much buildup is on it — a single-story driveway and a two-story house with thirty feet of shaded brick are not the same job. That is what the free estimate is for. You get a number before anything starts, and there is no charge for asking.
Both, and the surface decides which. Concrete and hard flatwork take a surface cleaner at real pressure. Siding, brick, stucco, painted wood and roofs get soft washing — low pressure and a cleaning solution doing the work instead of force. Using the wrong one is how siding gets streaked and shingles get stripped.
Equipment and method. A lot of people in this trade are running a small consumer machine out of a truck bed. We run commercial-grade equipment off a trailer with the tanks, the reels and the surface cleaners the work actually calls for, and we pick the chemical and the pressure to match the surface instead of using one setting on everything.
Usually, yes. Most of what looks like permanent staining on Houston siding, brick and fencing is organic growth — algae, mold, mildew — and it comes off with the right cleaning solution. We will tell you honestly at the estimate if something is a stain in the material rather than on it.
Eventually. Those streaks are a form of algae, and North Houston humidity keeps feeding it. Soft washing clears it, and how fast it returns depends on shade, tree cover and which way the slope faces. Homes under heavy canopy see it sooner than homes in full sun.
